Who we are and what these terms cover

House of Jaxi is a real estate media and education brand run by Jaxi Blu LLC. In these terms, "we" and "us" mean House of Jaxi and Jaxi Blu LLC. By using houseofjaxi.com, joining the newsletter, or buying from us, you agree to these terms and to our privacy policy. If you do not agree, please do not use the site. You must be at least 18 years old to buy from us.

Education, not advice

Everything on this site, in our videos and in our newsletter is general education. It is not financial, tax, investment or legal advice, and it is not a recommendation to buy, sell or invest in any property. House of Jaxi is not a real estate brokerage, a mortgage lender or a financial advisor, and we do not represent buyers or sellers. Before you make a decision, talk with a licensed professional who knows your situation.

Calculators and tools

Our calculators, the Deal Analyzer and the closing cost tool give estimates based on the numbers you enter and on published rates and fees, which can change. The flood zone lookup shows public FEMA, Census Bureau and National Weather Service data, which can be out of date or incomplete. It is not an official flood zone determination, an insurance quote or an inspection. Always confirm results with your lender, insurer, attorney or other professional.

Agent introductions

When you ask, we introduce you to one licensed real estate agent in your area. Introductions are free to you. Once a referral agreement is signed, the agent's broker may pay a referral fee to a licensed broker that partners with House of Jaxi, out of the commission that broker would earn anyway. It never changes your price or your commission. The agent works independently of House of Jaxi, and any agreement you make is between you and that agent and their brokerage. We do not control or guarantee their services.

The Deal Room

The Deal Room is research built only from public records and listings. House of Jaxi does not offer, sell, assign or broker any property, has no interest in any property listed, earns nothing from any purchase, and is not giving investment advice, so verify everything with the public source and your own professionals before you bid or buy. House of Jaxi is not a party to any transaction, and every price, value, repair, rent and score is an estimate.

Buying from us

Prices are shown on the site and on the checkout page. Payments are processed by Stripe, and charges show as HOUSE OF JAXI on your statement. Subscriptions, including the Deal Room, Deal Room Pro, the DMV Market Snapshot Pack and the Lender Monthly Sponsor, renew automatically each month or each year, depending on the plan you choose, until you cancel. You can cancel at any time online at houseofjaxi.com/manage, using the email you paid with, or by writing to hello@houseofjaxi.com. Cancelling stops the next renewal, you keep access through the end of the period you have paid for, and we do not give partial refunds for that period. The Lender Monthly Sponsor has a three month minimum, as set out in the sponsor agreement, and cancelling early does not cancel the months left in that minimum.

Guides, kits and templates

When you buy a guide, workbook, kit or template, you may use it for yourself or, for agent templates and scripts, in your own real estate business. Please do not resell, share or post the files. Because downloads are delivered right away, sales are final unless the law requires otherwise. If a file does not open or a download does not work, write to us and we will fix it or refund you.

Headshots

Each headshot order follows the client guide and the approval and license form we send with your order. In short: you approve every final before it is released. If you cancel before work starts, you get a full refund. If you cancel after work starts and before you approve your finals, we refund the package minus a $25 production fee. You confirm that the selfies you send are of you and that you have the right to send them.

Advertising and sponsorships

Agent and lender placements are flat fee advertising. We never charge per lead or per closed loan, and every placement is labeled as sponsored where it appears. The details of each placement are set out in the sponsor agreement.

Our content

The articles, videos, graphics, tools and products on this site belong to House of Jaxi or are used with permission. You are welcome to share links to our pages. Please do not copy, republish or sell our content without written permission.

Links to other sites

We link to public data sources, payment pages and other websites for your convenience. We do not control those sites and are not responsible for their content or their privacy practices.

Limits of our responsibility

We work hard to keep the site accurate and available, but we provide it as is, without promises that it will always be complete, current or free of errors. To the fullest extent the law allows, House of Jaxi and Jaxi Blu LLC are not responsible for losses that come from relying on the site, the tools or the research. For any claim, our total responsibility is limited to the amount you paid us in the twelve months before the claim, or $100, whichever is greater.

If part of these terms does not apply

If any part of these terms is found to be unenforceable, the rest of the terms still apply.

Governing law

These terms are governed by the laws of the State of Washington. Any dispute will be handled in the state or federal courts located in Washington, unless the law where you live requires otherwise.

Changes to these terms

If we change these terms, we will post the new version on this page and update the date at the top. For paid plans, we email you at least 30 days before any change to price or renewal terms.
